Terms and Conditions
1. I understand that as a free user of this website, I am under no obligation to purchase property through The Portfolio Machine Ltd.
2. I give my authority to The Portfolio Machine Ltd to make contact with me either by email, telephone or post alerting me to property opportunities
3. I understand that, when reserving a property through The Portfolio Machine Ltd I will be liable for any reservation fees paid should I decide to cancel the sale at any time prior to completion. I agree that should I choose to cancel the purchase prior to completion, I will forfeit the £1000 commitment fee and may be liable for any reservation fees and cost incurred to The Portfolio Machine Ltd. In circumstances where purchase is cancelled for reason of failure to obtain a mortgage due to my financial circumstances, I will receive a full refund of the £1000 commitment fee, and not be liable for any reservation fees and costs incurred to The Portfolio Machine.
4. I understand that the £1000 commitment fee will be payable by me once an Agreement In Principle (AIP) has been notified to me by the Independent Financial Advisor (IFA) introduced to me, although I understand that I can pay the commitment fee at any time prior to the AIP being notified should I choose to, and that should I choose to it will greatly reduce the chance of another purchaser taking the property with an earlier payment of the fee. I agree that it is in my interests in any event to make this payment as soon as possible because I understand that The Portfolio Machine Ltd will handle all reservation requests on an equal footing and that should there be multiple reservations on a property, the sale will proceed with the first investor to provide the £1000 commitment fee payment.
5. I agree that I will that use the solicitors and IFA introduced by The Portfolio Machine Ltd, unless agreed in writing by a Director of The Portfolio Machine Ltd. This is in the interests of efficiency and although I have the right to use my own solicitor or IFA, I agree to co-operate in this respect.
6. I understand that property values can decrease as well as increase. The Portfolio Machine Ltd makes no express or implied income claims. I understand that rental income achieved may not always match that predicted.
7. I understand, accept and agree to the following: -
7.1. Neither The Portfolio Machine Ltd, nor any of its directors, employees or representatives will be liable for damages arising out of or in connection with the use of information provided on any document or marketing material.
7.2 The details contained in any online information provided are intended for guidance only. Any photographs, illustrations, specifications, plans and sizes, give only a general indication of the proposed development. Vendors operate a policy of continuous development and as a result features, specifications and elevation details may vary. Vendors reserve the right to alter any part of the development. Particulars described in any online information should not be relied upon as accurately describing any specific matters. Additionally, tables, projections and profit forecasts are for illustrative purposes only.
7.3. The Portfolio Machine Ltd services are not regulated and so we encourage you and all investors to seek appropriate and independent financial and tax advice from suitably regulated sources.
7.4. The Portfolio Machine Ltd will not be held responsible for any errors or omissions, whether due to us or to our sources of information. Nor will we be liable for any loss whatsoever that may arise from them. Stated purchase prices are correct at time of presentation on this site but may be affected without notice from the Vendor.
7.5. Neither The Portfolio Machine Ltd nor any of its, directors, employees or representatives will be liable for damages arising out of or in connection with the use of online information provided in electronic or printed format.
8. I understand, accept and agree to the following:-
8.1 That The Portfolio Machine Ltd will find investment properties and present them to me with a view to my purchase of them. That where I subsequently purchase a property on a development site introduced to me by The Portfolio Machine Ltd, The Portfolio Machine Ltd will receive its full commission from the Developer.
8.2 That upon completion of each purchase, I will own the property and that I am solely responsible for the property its contents and any maintenance thereof, as well as any mortgage payments due on the property and all other relevant outgoings. If the property is purchased as a buy-to-let investment, I accept full responsibility for the letting and tenancy management of the property.
8.3 That the introduction to me of suggested Lettings Agents, Estate Agents or Tenancy Management companies by The Portfolio Machine Ltd in our discussions does not in any way constitute a guarantee of service, accuracy or satisfaction from those organizations. I understand that The Portfolio Machine Ltd enters into no financial or contractual agreements with these organizations, and that their introduction to clients by The Portfolio Machine Ltd is based solely on the fact that they are local to the property and without any warranty as to their capabilities or standard of service. I understand that it is my sole responsibility to evaluate and choose a Letting Agent, Estate Agent or Tenancy Management company based upon my requirements and standards, as part of my own due diligence process. Further, I also understand that I am not obliged in any way to use the services of organizations suggested by The Portfolio Machine Ltd and am free to use the services of other companies or agencies, should I wish so.
8.4 That I acknowledge and confirm my agreement to The Portfolio Machine Ltd costings for each property transaction by signing an illustration relating to the property purchase.
8.5 That I will provide all required documentation requested by any or all of the parties involved in my purchase in a timely manner, and do my utmost to ensure that my property purchase completes on time.
8.6 That I acknowledge and confirm that I am satisfied that I am in possession of all relevant information, that I fully understand how The Portfolio Machine Ltd will help me, what services and products The Portfolio Machine Ltd are able to offer me (and any limitations and restrictions inherent in those services and products) and that I understand that I am unable to change any part of the property transaction unless specifically agreed in writing by a director of The Portfolio Machine Ltd.
8.7 That at all times I will disclose all necessary and relevant material and facts to The Portfolio Machine Ltd and its third party associates in respect of any mortgage application, and I will ensure at all times that the information I give is correct and accurate. Without exception, The Portfolio Machine Ltd will accept no liability or responsibility for any costs, charges or legal consequences that result from the provision by me of any inaccurate or fraudulent information.
8.8 I understand that The Portfolio Machine will always offer a number of purchase solutions to allow me to enable me to make an informed purchase decision that I feel best fits with my financial situation. I also understand that The Portfolio Machine is willing to consider purchase options other than those provided at my suggestion, where the structure proves beneficial to both me and The Portfolio Machine. However, I agree to and understand that The Portfolio Machine does not make any guarantee that they will be able to accommodate any suggestions that I make, and also that within each purchase option the costs paid by me may vary. I understand that The Portfolio Machine will list all costs and charges payable by me in all financial correspondence and illustrations.
The Portfolio Machine Ltd, their representatives & any joint agents give notice that: -
Whilst The Portfolio Machine Ltd does its utmost to verify the contents of any printed or electronically formatted document, they have no authority to make or give any representations or warranties in relation to any property. Any particulars provided do not form part of any offer or contract and must not be relied upon as statements or representations of fact. Any areas, measurements or distances are approximate. Any text, photographs and plans are for guidance only and are not necessarily comprehensive. It should not be assumed that the property has all necessary planning; building regulation or other consents and you should note that The Portfolio Machine Ltd have not tested any services, equipment or facilities.
You must satisfy yourself by inspection or otherwise. Any particulars or plans provided were prepared from preliminary plans and specifications before completion of the properties and are intended only as a guide. They may have been changed during construction or finishes could vary. You should not rely on this information but should instruct your solicitor to check the accuracy of the plans and specification forming part of any contract along with all the other matters which the solicitor is obliged to verify or check when acting for you in relation to your purchase.
It is encouraged that all due diligence be exercised by you. Although The Portfolio Machine Ltd will introduce you to an IFA to process your mortgage application, you should be aware that buy-to-let sales are not regulated by the Financial Services Authority. Therefore, we strongly recommend that before making any decisions based on the information provided, that you should consult with any specialist advisors introduced to you by The Portfolio Machine Ltd or take independent legal and financial advice.
Your home is at risk if you do not keep up repayments on a mortgage or other loan secured on it. Mortgages are subject to status. Mortgage offers are also dependent on your financial circumstances at the time of application.

You must not print, reproduce, transmit or reveal the contents of the members area in any form or by any means to any other party
Property Misdescription Act 1991
In accordance with the Property Misdescriptions Act 1991, The Portfolio Machine Ltd prepares sales particulars for general guidance purposes only. They do not form or constitute any part of an offer or contract. The Portfolio Machine Ltd have not carried out a structural survey of the property and any services, appliances or specific fittings mentioned in these details have not been tested. All photographs, measurements, floor plans and distances referred to are given as a guide only and must not be relied upon. Lease details, service charges and ground rent (where applicable) are given as a guide only and should be checked and confirmed by your solicitor in the usual way.
Privacy Policy
The Portfolio Machine Ltd, throughout the course of your registration and purchase process, will need to request personal information from you, including (but not limited to) contact and address details, full financial information, employment details and records of mortgages and properties that you may own. The majority of this information will be utilised by the IFA to assist you in applying for finance and mortgages to further your purchase. The Portfolio Machine Ltd will ensure at all times that this information is not disseminated without your prior consent, and commits to abide by the provisions of the Data Protection Act 1998.
Save as above The Portfolio Machine Ltd warrants that this information will be kept strictly private and will only be disclosed:
(a) With your specific consent

Agreement
Before becoming a free user of The Portfolio Machine Ltd, and before reserving any property through The Portfolio Machine Ltd, I confirm that I have read, agree and accept the above Terms and Conditions of Business. Any property reservations I may make in the future will be subject to these terms and conditions of business, and any others, which may apply from time to time and be notified to me. I understand that these Terms and Conditions of Business are subject to change from time to time and that I will still be bound by them. My continued use of this website will be deemed to amount to acceptance of these Terms and Conditions
