How do you obtain the discounts on new-builds?
We negotiate bulk deals with developers, normally committing to the purchase of between 4 and 7 properties on each development site.

How much will it cost me?

Each deal is constructed differently, but we will always endeavour to structure the deal in the most advantageous manner for our investors, but if you can come up with another way of doing things that works for both you and us, we're happy to give it a try!

What's this about cashback? 
In some circumstances, where the agreement between the vendor and The Portfolio Machine allows it, we will have money left over at comlpetion and will be able to offer you a cash-back lump sum on completion. This may not be possible for all developments, and will be outlined in the property particulars if available.

Do you help with finding tenants?
We will provide every Investor with the names of three or four local Letting Agents or Estate Agents - as a starting point for them to contact - within the particulars. owever, these are not recommendations, merely a small sampling of those we have consulted as part of our due diligence. Investors can, of course, use any Letting Agent they wish, and are not tied to the ones we suggest. If you are purchasing an established property, more often than not these are already tenanted as the vendor has elected to remain in the property as a tenant.

Is there is a limit to the number of properties I can buy with minimal financial input from myself?
Yes, depending upon many factors relating to your current financial situation. However, your Investment Manager will take this into account when advising you.

Can I still have properties with minimal financial input if I already have a portfolio?
Yes, we will simply take this into account when organizing your mortgage applications. 

What about tax issues?
We have tax advisors on hand to offer help and assistance as and when required.

Can I speak to existing Investors?
Yes, we are always happy to provide references.

What types of properties could I expect to own?
Absolutely anything, we are constantly looking at opportunites which provide our investors with growth potential and good yield.

How do I know that the discounts you offer are real?
We do not offer discounted property - they are all sold at the developer's market price. However, the way that we structure a deal means that we are able to inject the acquisition costs (including a deposit) and cover them with the commissions paid to us after completion by the developer.

What can go wrong?
Nothing that couldn’t go wrong if you were purchasing a property yourself. In fact, you are in a stronger position using The Portfolio Machine’s purchasing power, as the deals we achieve are better than could be attained on your own.

What would you advise me to do before I purchase a property through The Portfolio Machine?
Before purchasing any property it is imperative that you do your own due-diligence. Check out all the facts - speak to local Letting Agents, ascertain local demand, look on comparison web-sites for recent sales in the area, check out Land Registry data, and so on - all  the things that you would normally check if you were purchasing a property to live in.

What happens if The Portfolio Machine goes out of business?
Well, we sincerely hope that it doesn’t! However, from your perspective, it is worth thinking of us as an Estate Agent that goes the extra mile. We negotiate the deal, enable it to go ahead and then provide you with all the information you require to get your property up and running. If we do go out of business prior to your purchase then you can decide whether or not to conclude the deal, if we go out of business after the transaction, you own the property outright and there is no financial association between ourselves which could affect you.

Are these Letting Agents/Estate Agents working for or with you?
No, we enter into no financial or contractual agreements with Estate Agents or Letting Agents, nor do we receive anything from them should we provide their details to an Investor. We simply provide you with three or four agents local to the property, regardless of whether they are big, small or even unaware of The Portfolio Machine, that we will have spoken to as part of our due diligence. However, The Portfolio Machine will obviously show caution and investigate if necessary should Investors offer unfavourable feedback about a particular agent.
