If you are buying property at a discount you will only be able to acquire a mortgage based on the purchase price and then you would have to re-mortgage to the full value several months later. During that time you will need to have your own money tied up in the property and it is possible your circumstances could change making it hard to re-mortgage and extract your investment.

A small number of specialist lenders will allow you to re-mortgage immediately using the closed bridging process. This process is exceptionally useful for investors wanting to invest with no money down as using closed bridging it is possible to achieve 100% financing for your purchases.

Basically it enables you to buy the property for cash and then re-mortgage immediately - usually within 24 hours.

For example:If you wish to purchase a property valued at £100,0000 and, through TPM ltd you are getting a discount of 20%, you will apply for a re-mortgage on the property at 85% LTV before you have actually completed.

Once the valuation has been done, our specialist advisors will arrange a bridging loan at 85% of the valuation so (providing the valuations are in order) you can effectively buy the property with cash. Within 24 hours it can be re-mortgaged, the bridging loan paid off and you will own a property with £15,000 equity and £5,000 (less Costs) cash-flow, without having invested any of your own money.

Using closed bridging you acquire the property with 100% finance meaning that 100% of your mortgage interest repayments will be allowable against your rental income for income tax purposes.
